and make this neighborhood less desirable while also negatively impacting current Hugo residents. <br />To responsibly assess these concerns, I request that a we conduct a comprehensive study of the <br />current traffic levels against the classification and design of 159th St N. It would be beneficial for <br />the existing neighbors and new neighbors in The Meadows to see that this study is done, including <br />the impact of future developments not yet initiated. <br />As future sites are developed north and west of 61, higher levels of traffic flow will be necessary, <br />beneficial and desirable for these properties. Understandably road access and planning is <br />challenging. We should make a strategic change in road planning going forward by creating a <br />comprehensive plan to accommodate the zoning guidance in the area now, not as individual <br />properties are developed. This will allow the city to make proper amount of right of way for <br />connector and arterial streets where they will be needed in the future. My fear is that by continuing <br />to look at only 1 development at a time, Hugo will be locking in inadequate infrastructure that <br />cannot be corrected easily and will harm residents for decades into the future. <br />I apologize that I am not able to attend this public hearing in person.
