The developer shall be required to extend Farnham Avenue North through City- <br />owned property at their expense. <br />i. The developer shall provide a legal description and right of way <br />document for the public road constructed on the City-owned <br />property. <br />b. The developer is required to provide a curb cut to allow access to the City water <br />tower, as indicated on the approved plan set. <br /> <br />Covenants <br /> <br />a. The developer shall establish covenants to implement architectural design <br />guidelines for all residential buildings. The covenants shall be reviewed <br />approved by City staff. <br /> <br />Wetlands <br /> <br />a. The wetland mitigation plan shall be reviewed and approved by the Technical <br />Evaluation Panel. <br /> <br />Utilities <br /> <br />a. The developer shall obtain approval of a permit from the Rice Creek <br />Watershed District to allow a ditch crossing for the utility connection to the <br />east. <br /> <br />Easements <br /> <br />a. The developer shall obtain the appropriate easement documents for a 50-foot <br />easement along the north property line as well as a 50-foot easement through <br />the adjacent property to the east, prior to final plat approval.
