Resolution 2021-XX <br />Page 4 <br />b. Park Dedication shall be paid for each lot platted in the amount of $2,400.00 <br />per lot. <br /> <br />c. The developer shall obtain the appropriate easement documents for a 50-foot <br />easement along the north property line as well as a 50-foot easement through <br />the adjacent property to the east. This easement shall follow the northern <br />property lines from the adjacent property and extend north to 165th Street <br />North in order to accommodate for future utility extensions. <br /> <br />d. The developer shall submit a construction plan set that is consistent with the <br />preliminary plat dated February 4, 2021. <br /> <br />e. The developer must receive written approval from the Metropolitan Council <br />for the Comprehensive Plan Amendment. <br /> <br />f. The developer shall have their proposed covenants approved by staff to <br />include language on architectural design, accessory building requirements, <br />and water conservation practices. <br /> <br />12. Prior to the issuance of building permits, the developer must comply with the <br />following conditions. <br /> <br />a.
