From: Rich Deanan
To: Emily Weber
Subject: Drengson Development/ Richard Degnan
Date: Wednesday, December 9, 2020 4:31:40 PM
Caution: This email originated outside our organization; please use caution.
Emily,
I have been informed the city has in their possession preliminary plans for the development
adjacent to my property. This project will effect my property in many ways and I need to be
informed to stay on top of this.
This morning I received information and a plot/ plan view of the project. I want to get my
concerns out in the open about this proposed layout in it's infancy. I am not apposed to this
development but will bring to your attention my concerns as follows.
#1 Land requirements per unit. Currently 1 acre required. I am apposed to the reduction unless
surrounding properties can benefit from installation of needed infrastructure.
#2 I am definitely apposed to the location of the retention pond on south, southeast corner of
project abutting my property.
The existing property already has a drainage problem on the west boarder, effecting
neighbors on that end. I do not want those problems shifted to my back yard raising
the water table any where near my property causing basement flooding, stench,
mosquitoes, private well or septic issues. This issue should be maintained where it
currently exist on the property.
#3 Updated topographical of the abutting properties as a whole is needed to address the
drainage. Not just the development property boundaries.
Currently my property is protected by a buffer of vegetation and woodland allowing
rain and snow melt to be contained to the existing property of subject. Without this
buffer and the clearing of land around this buffer my concern is my property will be at
lowest elevation to all surrounding properties including the road, Falcon Ave. Causing
my property to flood.
#4 This is the time to address the sewer systems in this area. I believe many home
owners are unaware the county has made it impossible for them to sell their
properties without updating their septic systems. This area would most
likely require unsightly mound systems diminishing the value of their
properties and limiting land usages within their property. A comprehensive plan of
the entire area should be considered before any development is approved. Including
drainage and future utility needs.
My interest is to protect our private wells in the area from aging septic systems
and replacing them with the same. These systems are not life time systems. I
would like to see consideration given to the area as a whole.
Please forward this message to the city's planning commission and city council for
consideration.
