Bearings are based on the Washington County Coordinate System (1986 Adjustment). <br />2. Site Address: Unassigned. <br />3. This property is contained in Zone X (area determined to be outside the 0.2% annual chance floodplain) per Flood Insurance Rate Map, <br />Community Panel No. 27163C0136E, effective date of February 3, 2010. <br />4. The Gross land area is 1,745,448 +/- square feet or 40.07 +/- acres. <br />5. Elevations are based on the NGVD 29 Datum. Site Benchmark is the top nut hydrant located on the north side of 159th St N, having an elevation <br />of 926.69 feet. As shown hereon. <br />NOTE: To convert from NGVD 29 Datum to NAVD 88 Datum, add 0.15 of a foot. <br />6. The current Zoning for the subject property is was not provided. <br />Please note that the general restrictions for the subject property may have been amended through a city process.
