RESOLUTION 2021-____ <br /> <br />APPROVING FINAL PLAT AND DEVELOPMENT AGREEMENT FOR CPDC – <br />PRATT – OAKWOOD, LLP, ON PROPERTY LOCATED WEST OF ONEKA <br />PARKWAY AND NORTH OF ETHAN TRAIL NORTH FOR ONEKA PLACE 5th <br />ADDITION <br /> <br />WHEREAS, CPDC – Pratt – Oakwood, LLP, has requested approval of a final plat <br />development to allow construction of 14 single family lots on the property legally <br />described as follows: <br /> <br />Outlot A, Oneka Place 4th Addition <br /> <br />WHEREAS, the Planning Commission has reviewed the preliminary plat and PUD at a <br />duly called Public Hearing and recommends approval, and; <br /> <br />WHEREAS, the City Council approved the preliminary plat and PUD at its meeting on <br />May 21, 2018. <br /> <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by CPDC – Pratt – Oakwood, LLP,, for a final plat and development agreement, <br />subject to the following conditions: <br /> <br />1. A final plat is approved to allow the creation of 14 single family home lots, in <br />accordance with the application and plans received December 29, 2020. except as <br />amended by this resolution. <br /> <br />2. The development shall substantially comply with all plans and conditions of the <br />preliminary plat and PUD approval granted by the City Council on May 21, 2018. <br /> <br />3. Development standards shall comply with Resolution 2018-14 and 2018-15, as <br />amended. <br /> <br />4. The developer shall comply with all conditions outlined in the City Engineer’s memo <br />dated _______________, and revisions required in “red-lined” comments from the <br />City Engineer. <br /> <br />5. The developer shall design and install a storm water re-use system for the irrigation of <br />the lots. <br /> <br />6. The landscaping planned for the plat shall be installed in one phase. The developer <br />shall take proper precautions to protect the trees as the homes are being built. <br /> <br />7. Staff will continue to work with the developer on the street lighting plan. Exact <br />locations of the street lights shall be reviewed and approved by City staff prior to <br />installation. The street lights shall be the Lantern style decorative light. <br />
