<br />17 <br /> <br />EXHIBIT B <br /> <br />APPROVAL CONDITIONS <br /> <br />1. A final plat is approved to allow the creation of 14 single family home lots, in accordance <br />with the application and plans received December 29, 2020. except as amended by this <br />resolution. <br /> <br />2. The development shall substantially comply with all plans and conditions of the preliminary <br />plat and PUD approval granted by the City Council on May 21, 2018. <br /> <br />3. Development standards shall comply with Resolution 2018-14 and 2018-15, as amended. <br /> <br />4. The developer shall comply with all conditions outlined in the City Engineer’s memo dated <br />_______________, and revisions required in “red-lined” comments from the City Engineer. <br /> <br />5. The developer shall design and install a storm water re-use system for the irrigation of the <br />lots. <br /> <br />6. The landscaping planned for the plat shall be installed in one phase. The developer shall take <br />proper precautions to protect the trees as the homes are being built. <br /> <br />7. Staff will continue to work with the developer on the street lighting plan. Exact locations of <br />the street lights shall be reviewed and approved by City staff prior to installation. The street <br />lights shall be the Lantern style decorative light. <br /> <br />8. Prior to the release of the final plat for recording, the developer shall comply with the <br />following conditions. <br /> <br />a. The Final Plat shall be revised to include drainage and utility easements over all <br />outlots. <br /> <br />b. An HOA shall be established to own/operate/maintain the following: <br />i. landscaping within the outlots, <br />ii. landscaping along Oneka Parkway within the right-of-way, <br />iii. landscaping on proposed residential lots, <br />iv. all retaining walls, <br />v. and the water re-use system. <br /> <br />The HOA documents/covenants shall be reviewed and approved by staff. <br /> <br />c. The storm water re-use system shall be reviewed and approved by staff. The storm <br />water reuse system operation, encroachment, and maintenance agreement shall be <br />reviewed and approved by City staff.
