In particular, we have <br />reviewed the following plans related to this particular request: <br /> <br />• Construction Plans for Sanitary Sewer, Watermain, Storm Sewer, and Streets dated <br />01/15/2021 by Westwood Professional Services <br />• Storm Sewer Design dated 01/15/21 by Westwood Professional Services <br />• Adelaide Landing Grading, Drainage, and Erosion Control Plans <br />• Adelaide 6th Addition Plat submitted January 15, 2021 <br /> <br />Based on the review of the final plat documents, we offer the following comments related to this <br />application: <br /> <br />Final Plat <br /> <br />1. The final plat is consistent with the preliminary plat documents. <br /> <br />2. Drainage and Utility easements shall be placed over outlot A. <br /> <br />Development Agreement <br /> <br />3. There are a number of development fees outlined within the City’s Fee Schedule that will <br />become due as part of the final plat. The Development Fees are included within Exhibit C of <br />the Development Agreement. <br /> <br /> <br />Grading, Street, and Utility Plans <br /> <br />4. Previously Approved grading plans allowed for the continuation of mass grading outside of <br />the first, second, third, fourth and fifth phases. Grading in the southeastern portion of the site <br />was not previously approved. The development team was required to provide additional <br />survey and confirmation that there will not be any drainage concerns caused by proposed <br />grading. The applicant has included this information and grading in the Construction Plans. <br /> <br />Wetland <br /> <br />5. Appropriate permitting has been acquired.
