RESOLUTION 2021-9 <br />APPROVING PRELIMINARY PLAT FOR GOLDEN VALLEY LAND <br />COMPANY FOR "THE MEADOWS AT HUGO" ON PROPERTY LOCATED <br />NORTH OF 159TH STREET NORTH AND WEST OF HIGHWAY 61 <br />WHEREAS, Golden Valley Land Company, has requested approval of a PUD general <br />plan to allow 87 single family residential lots and 5 outlots on 40.07 acres on property <br />legally described as follows: <br />(See Attached) <br />WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly <br />called Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Golden Valley Land Company, for a preliminary plat, subject to the <br />following conditions: <br />1. A preliminary plat is approved to allow the creation of 87 single family home lots <br />and 6 outlots, in accordance with the application and plans received by the City on <br />December 4, 2020, January 28, 2021, and February 4, 2021, except as amended by <br />this resolution. <br />2. Approval is contingent upon City Council approval of a rezoning to PUD for the <br />32.93 acres shown on the PUD General Plan. <br />3. The developer must comply with Resolution 2021-10 for the PUD. <br />4. The developer `must comply with all conditions outlined in the City Engineer's <br />memos dated February 5, 2021 and all red -lined comments provided to the applicant. <br />5. Park Dedication is proposed to be satisfied by fee. The park dedication fee shall be <br />paid for each lot platted at the amount of $2,400.00. <br />6. The developer has indicated that covenants will be established for the development <br />to implement architectural design guidelines. The covenants shall be reviewed and <br />approved by staff prior to the recording of the final plat for the Phase 1. <br />7. The developer must comply with the Shoreland Overlay District requirements <br />through the The Meadows at Hugo's PUD General Plan as approved by the DNR. <br />
