Resolution 2020-16 <br />Adelaide Landing 61 Addition Final Plat and Development Agreement <br />7. The developer shall establish a property owners association for the development to <br />own/operate/maintain common elements, landscaping, and the water re -use system. All <br />landscaping within the right-of-way in the street islands is to be installed by the developer <br />and maintained by the property owners association. The property owners association <br />documents shall be reviewed and approved by staff prior to recording the plat. <br />8. The landscaping planned for the plat shall be installed in one phase. The developer shall <br />take proper precautions to protect the trees as the homes are being built. <br />9. Each home shall include a minimum of 2 parking spaces within the driveway. The <br />driveway widths shall be a maximum of 24 feet at the right of way line. <br />10. Staff will continue to work with the applicant on the street lighting plan. Exact locations <br />of the street lights shall be reviewed and approved by staff prior to installation. <br />11. The developer shall obtain all necessary local, state, and federal permits. <br />12. Prior to recording the final plat: <br />a) The developer must obtain all necessary stormwater management and wetland <br />conservation act (CA) permits from the City and other agencies. <br />b) The developer shall pay $51,888 ($1,128 per unit) in full to satisfy the required cash <br />in lieu of parkland dedication requirement. <br />c) The developer shall pay the sewer and water trunk fees for each lot at final plat. The <br />City's SAC and WAC fees will be paid at the time building permits issued. <br />d) The developer shall enter into a development agreement, shall agree to complete all <br />improvements, and pay all fees as required by the agreement. <br />e) The street names shall be included on all sheets of the final plat. <br />f) The grading plan shall be revised to include grading that is shown along the eastern <br />portion of the plat. Additional information is required for that are in regards to <br />ensuring that no additional drainage goes onto neighboring property. The grading <br />plan shall be reviewed and approved by the City Engineer. <br />3® Prior to the issuance of building permits: <br />g) The applicant shall file the final plat, development agreement and associated <br />documents with Washington County. Proof of recording shall be provided to the City. <br />h) The applicant shall submit three full sets of approved final plans to the City. <br />
