DESCRIPTION OF REQUEST: <br /> <br />The applicant is requesting approval of a property line adjustment for the properties located 9604 <br />170th Street North. The applicant is proposing to adjust the common property line between the <br />properties. The existing Parcel A is 2 acres and Parcel B 37.33 acres. This adjustment will result <br />in Parcel A totaling 3.7 acres and Parcel B totaling 35.63 acres. Both properties will have over <br />300 feet of road frontage after the property line adjustment. <br /> <br />2. ANALYSIS: <br /> <br />Section 90-339 of the City’s Comprehensive Land Use Regulations states that, “where adjacent <br />property owners desire to adjust their mutual lot line without creating a new parcel or lot of record, <br />they may request a property line adjustment.” Subd. (2) of this section further states that, “where <br />the adjustment of the property line between two properties retains or causes both properties to be <br />in conformance with the City’s Comprehensive Land Use Regulation, the Zoning Administrator <br />shall provide the application to the City Council for administrative review and consideration.” <br />
