<br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> DECLARATION OF RESTRICTIVE COVENANTS <br /> <br /> DECLARATION OF RESTRICTIVE COVENANTS (this “Declaration”) dated as of <br />_______________, 2021 (the “Effective Date”), is entered into by CENTRA NORTH, LLC, a <br />Minnesota limited liability company (“Declarant"). <br /> <br />RECITALS: <br /> <br /> <br />WHEREAS, Declarant is the owner and developer of the subdivision known as The Meadows at <br />Hugo, as legally described on Exhibit A attached hereto and incorporated herein (the <br />“Subdivision”); and <br /> <br />WHEREAS, Declarant desires to create a community of compatible and complementary <br />residential homes for the benefit of the residents of the Subdivision and to protect the value and <br />desirability of the residential lots located within the Subdivision; and <br /> <br />WHEREAS, Declarant deems it desirable to establish certain conditions, restrictions and <br />covenants regarding the development and use of the Subdivision. <br /> <br />NOW, THEREFORE, Declarant does here establish the following restrictions and covenants, <br />which shall be applicable to, and shall be binding on, all lots located within the Subdivision: <br /> <br />1. Color Scheme for Accessory Structures. Accessory structures (i.e. any garage, shed or <br />other freestanding structure located on a lot within the Subdivision which is separate from the <br />single-family residence located on such lot) on any lot within the Subdivision are limited to one <br />hundred twenty (120) square feet. Accessory structures shall be faced and finished with exterior <br />materials consistent in all respects with the exterior materials on the single-family residence <br />located on such lot, and shall be painted or finished with the colors matching the colors used on <br />such single-family residence. No Accessory structures shall be located in the drainage and utility <br />easement. <br /> <br />2. On-Street Parking. No cars, truck, boats, trailers or other vehicles shall be parked on any <br />street within the Subdivision for any period in excess of forty-eight (48) consecutive hours. <br />
