RESOLUTION 2021-______ <br /> <br />APPROVING A PRELIMINARY PLAT AND PLANNED UNIT DEVELOPMENT <br />(PUD) FOR ONEKA LAKE RESERVE LLC, FOR “ONEKA LAKE RESERVE” <br />ON PROPERTY LOCATED NORTH OF 150TH STREET NORTH AND ACROSS <br />FROM GENERATION AVENUE NORTH <br /> <br />WHEREAS, Oneka Lake Reserve, LLC has requested approval of a preliminary plat and <br />Planned Unit Development (PUD) to allow 40 townhomes and one outlot on the property <br />legally described as follows: <br /> <br />Oneka Lake Townhomes 2nd Addition <br /> <br />WHEREAS, the Planning Commission has reviewed the preliminary plat and Planned <br />Unit Development (PUD) at a duly called Public Hearing and recommends approval, and; <br /> <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Oneka Lake Reserve, LLC., for a preliminary plat and planned unit <br />development (PUD), subject to the following conditions: <br /> <br />1. A preliminary plat and planned unit development general plan are approved to allow <br />the creation of 40 townhome units, 1 outlot, and a public park, in accordance with the <br />plans and application received by the City on June 6, 2020 and revised plans dated <br />March 15, 2021, April 3, 2021, and May 6, 2021, except as amended by this <br />resolution. <br /> <br />2. The PUD general plan is approved based on the finding that the proposed project is <br />consistent with the City’s Comprehensive Plan. <br /> <br />3. The preliminary plat approval is contingent upon approval of the requested Planned <br />Unit Development. <br /> <br />4. The developer shall comply with all conditions in the City Engineer’s Memo dated <br />May 6, 2021. <br /> <br />5. PUD Flexibility is granted to allow the following: <br /> <br /> PUD <br />Minimum front setback from 150th Street 25 feet <br />Minimum front yard setback from private drive 15 feet <br />Minimum side yard setback 15 feet <br />Minimum side yard setback between buildings 20 feet <br />Minimum rear setback 25 feet <br />Minimum rear to side setback between buildings 23 feet
