<br /> <br />Acres of Bald Eagle 17 <br /> <br />EXHIBIT B <br /> <br />APPROVAL CONDITIONS <br /> <br />1. The final plat is approved to allow the creation of 9 single family lots 9, in accordance <br />with the plans and application received by the City on April 23, 2021, except as amended <br />by this resolution. <br /> <br />2. The development shall substantially comply with all plans and conditions of the <br />preliminary plat approval granted by the City on July 19, 2021. <br /> <br />3. The developer shall comply with all conditions outlined in the City Engineer’s memo <br />dated July 15, 2021, and revisions required in “redlined” comments from the City <br />Engineer. <br /> <br />4. The preliminary plat is contingent on the variance application being approved for lot <br />width for lots 8 and 9. <br /> <br />5. Development is subject to the R-1 zoning district regulations. Lots 8 and 9 shall meet the <br />Shoreland Overlay Zoning District Regulations. <br /> <br />6. The preliminary plat shall be revised to include the correct density calculations. <br /> <br />7. The grading plan shall be revised to move the grading away from adjacent properties. The <br />applicant shall continue to work with the City on the dimension. <br /> <br />8. The applicant shall construct 121st Street to a paved rural section roadway standard. The <br />developer shall be responsible for the improvement cost for the development and it shall <br />be paid for by the applicant. <br /> <br />9. The applicant shall dedicate the right of way for 121st Street North with the final plat. <br /> <br />10. Each home shall provide a minimum of 2 parking spaces. <br /> <br />11. The developer shall submit a landscape plan for review and approval by the City. <br /> <br />12. The developer shall submit a lighting plan for review and approval by the City. <br /> <br />13. The street name for the cul-de-sac shall be revised to meet the City naming convention. <br />
