From:Barb Proulx
To:Becky Petryk
Cc:Emily Weber
Subject:Acres of Bald Eagle
Date:Wednesday, June 30, 2021 2:59:29 PM
Caution: This email originated outside our organization; please use caution.
Good afternoon Council Member Petryk,
It is my understanding that the City Council is scheduled to approve the new development
named the Acres of Bald Eagle at their meeting on July 19.
It is also my understanding that the Planning Commission will be taking public comment on
this at the July 8 public hearing.
If you haven't already, I would encourage you to walk the property, better yet - walk my
property so you can see the impact.
I would like to share, and sincerely hope that you pass this on to the full council, mayor and
commission, my thoughts pertaining to this proposed development.
I have had the pure enjoyment and satisfaction of living and raising our kids on my one acre
parcel in Lake Air Estates, Block 1, Lot 19 for the last 37 years. When we purchased the
property, one acre was the smallest lot you could purchase in Hugo. My how times have
changed!
Our large lot residential neighborhood is unique. We have neighbors, yet we have space that
provides for privacy. Our property is directly adjacent to the proposed development. I have a
few concerns that I would like to share.
Currently the property proposed for development is an urban forest. We enjoy the deer,
turkey, fox, pheasant, bald eagles, hawks and owls...just to name a few of habitants of this
property. I am hoping that the developer will take this to heart when the excavators show up
to scrape the land.
Will there be a wooded buffer zone around this development? I know a tree survey was done.
What does that mean? I would encourage the developer to keep most of the trees around this
property. New developments that have been going up all seem to have trees planted around
the property. This is a mutual benefit to both the current and new property owners.
I am concerned that the drainage and storm runoff proposed on the plat map is not the best use
of the way the property is naturally formed. The property currently has a low wetland. This
appears to be eliminated on the plat map and a moat like ditch system will replace it and put it
in a "pond" directly next to my property. I am wondering why they would do the extra work?
Is it because they will take the dirt to build up the home sites so they can put the tall towering
two story walkout homes as proposed?
When we purchased our lot, those many years ago we were given a list of covenants.
