INTERIM USE PERMIT <br /> <br /> <br />DATE OF APPROVAL: July 19, 2021 <br /> <br />OWNER: Centra North, LLC <br /> <br />DURATION: The permit shall be approved for duration of three years. This permit, shall <br />expire after three years or if there is a change in ownership of the property. <br /> <br />ADDRESS FOR WHICH INTERIM USE PERMIT IS GRANTED: 5850 159th Street <br />North <br /> <br />LEGAL DESCRIPTION: Lot 1, Block 10, CREEKVIEW PRESERVE, Washington <br />County, Minnesota. <br /> <br />ZONING DISTRICT: Single Family Residential District (R-3). <br /> <br />THIS INTERIM USE PERMIT ALLOWS FOR THE FOLLOWING: <br /> <br />A temporary off-site directional sign for the Meadows at Hugo residential development is <br />approved to be located at the property of 5850 159th Street North. The permit is subject to <br />the following conditions: <br />1. The development does not have frontage on an arterial road <br />The Meadows at Hugo development is not located on an arterial road and is accessed <br />from Farnham Avenue North. <br />2. Each development is limited to one sign <br />The approval is for one off-site sign located at 5850 159th Street North. <br />3. The sign shall be removed when 90% of the lots are purchased <br />The sign shall be removed when 78 of the 87 lots have been sold or when the IUP <br />expires. <br />4. The sign shall be limited to 32 square feet and 8 feet in height. <br />The applicant is currently showing a 64 square foot sign. Staff is requiring the applicant <br />to re-submit renderings that show the sign at 32 square feet and has listed this as a <br />condition of approval. <br />5. There shall be permission from the property owner where the sign is located <br />The applicant has provided signed approval from the property owners, Connie and Jared <br />Jungmann. <br />6. The applicant shall be required to maintain and repair sign as needed. <br /> <br />7. No lighting is allowed to illuminate the sign due to proximity to Highway 61. <br />
