RESOLUTION 2021-49 <br />APPROVING A PRELIMINARY PLAT FOR DRENGSON MAY ENTERPRISES, <br />LLC FOR "ACRES OF BALD EAGLE" LOCATED NORTH OF 121ST STREET <br />NORTH AND WEST OF FALCON AVENUE NORTH <br />WHEREAS, Drengson May Enterprises, LLC, has requested approval of a preliminary <br />plat to develop 9 lots to be known as "Acres of Bald Eagle" located north of 121" Street <br />North and west of Falcon Avenue North and is legally described as follows: <br />(See Attached) <br />WHEREAS, the Planning Commission has reviewed said request at a duly called Public <br />Hearing on July 8, 2021, and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />preliminary plat to Drengson May Enterprises, LLC, for "Acres of Bald Eagle" subject to <br />the following conditions: <br />1. A preliminary plat is approved to allow the creation of 9 single family lots in <br />accordance with the plans received by the City on April 23, 2021, except as <br />amended by this resolution. <br />2. The development shall comply with the comments in the Engineer's memo dated <br />July 2, 2021. <br />3. The preliminary plat is contingent on the variance application being approved for <br />lot width for lots 8 and 9. <br />4. Development is subject to the R-1 zoning district regulations. Lots 8 and 9 shall <br />meet the Shoreland Overlay Zoning District Regulations. <br />5. The preliminary plat shall be revised to include the correct density calculations. <br />6. The grading plan shall be revised to move the grading away from adjacent <br />properties. The applicant shall continue to work with the City on the dimension of <br />the buffer. <br />7. The applicant shall construct 1215t Street to a paved rural section roadway <br />standard. The developer shall be responsible for the improvement cost for the <br />development and it shall be paid for by the applicant. <br />8. The applicant shall dedicate the right of way for 121' Street North with the final <br />plat. <br />9. Each home shall provide a minimum of 2 parking spaces. <br />10. The developer shall submit a landscape plan for review and approval by the City. <br />11. The developer shall submit a lighting plan for review and approval by the City. <br />
