Lakeview Family Dentistry Site Plan and Variance Requests <br />Signage <br /> <br />The applicant is not proposing to change the existing monument sign on site. The applicant is <br />proposing an entrance sign to be located near the main entrance of the site. The entrance sign is <br />proposed to be surrounded by landscaping. Staff is comfortable with the proposed signage. <br /> <br />Grading <br /> <br />The applicant is proposing to use the property to the north in order to complete construction of <br />the proposed addition. This requires grading to be done on the adjacent property. The applicant is <br />proposing a temporary construction agreement for work on the adjacent property. Staff is <br />requiring the applicant to provide the executed agreement between both property owners and has <br />listed that as a condition of approval. <br />The applicant is required to address all redlined comments that have been provided to them by <br />the City Engineer, which is listed as a condition of approval. <br /> <br />Utilities <br /> <br />The existing building is served by City sewer and water. These connections will be expanded to <br />the proposed addition. Water service to the new expansion will be done internally and the <br />sanitary sewer will have a new connection to the sanitary sewer main that runs north and south <br />along the east side of the site. <br /> <br />The applicant is required to address all redlined comments that have been provided to them by <br />the City Engineer, which is listed as a condition of approval. <br /> <br />Wetlands and Stormwater Management <br /> <br />The applicant is not proposing any wetland impacts. <br /> <br />The applicant is proposing to meet stormwater quality and rate control requirements through the <br />use of infiltration basins on site. The basins are sized appropriately to meet the City’s water <br />quality and the Rice Creek Watershed District’s rate control requirements. A stormwater <br />maintenance agreement and drainage and utility easements are required for the stormwater basins <br />on site. <br /> <br />Park Dedication <br /> <br />Park Dedication is not required for commercial and industrial developments. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
