RESOLUTION 2021-65 <br />APPROVING A VARIANCE FROM THE MAXIMUM IMPERVIOUS SURFACE <br />COVERAGE FOR PROPERTY LOCATED AT 14475 FOREST BOULEVARD <br />NORTH <br />WHEREAS, Lakeview Family Dentistry has requested approval of a variance to allow an <br />impervious surface coverage of 50.6%, where a maximum of 25% is required, on <br />property legally described as follows: <br />See Attached <br />WHEREAS, the Planning Commission has reviewed said variance at a duly called public <br />hearing on September 23, 2021, and recommends approval with the following findings <br />and conditions: <br />1. The proposed facilities shall be in adherence to the site plan dated September 16, <br />2021. <br />2. The proposed variance is permissible by law. <br />3. The applicant is proposing to use the property in a reasonable manner. This is a <br />reasonable use of the property as it is consistent use on site. <br />4. The variance will not noticeably change the character of the area. <br />5. There are practical difficulties in meeting the ordinance standards. <br />6. The spirit and intent of the ordinance is to allow central business district <br />properties to have a sufficient amount of parking and buildable area on site to <br />accommodate business operations. <br />7. The property is not located within a floodplain area. <br />8. The property is served by City sewer and water. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />variance request for Lakeview Family Dentistry to allow an impervious surface coverage <br />of 50.6%, where 25% is required, on property located at 14475 Forest Boulevard North. <br />ADOPTED by the City Council this 4th day of October, 20 <br />Tom Weidt, Mayor <br />ATTEST: <br />1 <br />Michele Lindau, City Clerk <br />
