In particular, we have reviewed the following plans related to this <br />particular request: <br />• Civil Plan Sets revised 11/3/20 by Plowe Engineering, Inc. <br />• Drainage Report revised 11/3/20 by Plowe Engineering, Inc. <br />• CIC (North and South) by E.G. Rud & Sons, Inc. <br />• Landscape Plans revised 11/6/20 by DreamScapes Landscape and Design, Inc. <br />• Architectural Plan Updates dated 6/1/2020 by 292 Design Group <br />The applicant has just turned in minor modifications to the plans. These modifications have not <br />yet been reviewed. Based on the review of the above documents, we offer the following <br />comments related to this application: <br />Grading, Street, and Utility Plans <br />1. The site is proposed to have two accesses. The first is on Fenway Boulevard approximately <br />200' north of 13O1" Street while the second is on 13O1" Street approximately 160' east from <br />Fenway Boulevard. Proposed access locations are acceptable. <br />2. Water service to the site will be achieved by connecting to an existing 8" watermain stub near <br />the northwest corner of the property. An 8" service will be extended southeast into the site <br />with two hydrants. <br />3. Sanitary sewer service is available to the site from an existing 6" sanitary sewer service near <br />the northwest corner of the property. <br />4. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br />5. An MPCA NPDES permit wil be required based on the greater than 1 acre of disturbed area. <br />Stormwater Management <br />6. The stormwater water quality and rate control requirements are proposed to be met through <br />the use of an onsite biofiltration basin and stormwater pond.
