Preliminary <br />Plat, Site plan, conditional use permit, variance and easement vacation for a <br />campus development for the properties located at the northeast corner of 130th <br />Street North and Fenway Boulevard North. <br />DATE: December 11, 2020, for the Planning Commission Meeting of December 17, 2020 <br />ZONING: General Industrial (I-3) <br />60-DAY REVIEW DEADLINE: January 8, 2021 <br />1. DESCRIPTION OF REQUEST: <br />The property is located at the northeast corner of 130th Street North and Fenway Boulevard <br />North. Currently it is two parcels and will be combined with this project and totals 1.6 acres. <br />The applicant is requesting a preliminary plat and site plan for 3 one-story office/warehouse <br />buildings totaling 38,800 square feet. The three buildings will have a total of 14 <br />office/warehouse units and each can accommodate a mezzanine. Some units will have an outdoor <br />balcony out of the mezzanine area. The applicant has stated that the users will be low intensity <br />users and possibly sold/leased to users that may want to store and work on collectable vehicles. <br />There will be three buildings on one common lot, therefore a conditional use permit (CUP) is <br />required to allow a campus development. The common space will be owned and maintained by a <br />property owners association with shared drive aisles and parking spaces. The applicant is <br />requesting a variance from the commercial and industrial construction standards to allow the <br />building to be built with architectural metal panels, where architecturally enhanced concrete <br />panel, architecturally enhanced masonry block, masonry with block, masonry with exterior <br />insulation and finish system (EIFS), brick, dressed stoned or glass are required by ordinance. <br />There are drainage and utility easements on the property that are not applicable to the project and <br />will be vacated with this project. New drainage and utility easements will be places over the <br />required areas such as the stormwater management facilities. <br />
