(� <br />November 17, 2020 <br />U <br />City of Hugo, Planning Commission <br />14669 Fitzgerald Avenue North <br />W <br />Hugo, MN 55038 <br />L <br />f <br />Attn: Emily Weber <br />Re: Hugo Good Neighbors Food Shelf - Addition <br />I <br />U <br />Dear Planning Commission: <br />We are pleased to provide this Narrative for the Hugo Good Neighbors Food Shelf <br />Qfor <br />the proposed addition for Refrigerators and Freezers. <br />Hugo Good Neighbors Food Shelf, the owner of the property located at 15106 <br />Francesca Avenue North, Hugo, MN (the "Property") requests the Planning <br />Commission's approval and recommendation of the approval to the City Council <br />for the Development Plan set forth below. <br />Project Overview <br />The Property is in the 1-3 General Industrial District. The site consists of 0.58 <br />Acres located at the southwest corner of the end of Francesca Avenue North. <br />Current improvements on the site consist of a 1,455 square foot single story <br />building ("Building"), which encloses the food shelf's shopping, storage, and <br />receiving areas, and 13 customer and volunteer parking stalls. The Project <br />consists of: 1) the construction of a 400 square foot addition to the west (rear) side <br />of the Building, which will house a walk-in refrigerator and freezer with glass doors <br />for customer use, and an expansion of the storage room; 2) related site <br />improvements include expanding the landscaping on the north side of the building <br />to match existing plantings, and west and south side to include landscaping rocks. <br />Regarding the design and development standards, the addition will be constructed <br />of wood studs and wood trusses, cementitious board siding and asphalt singles to <br />nai Architects, Inc match the existing building. <br />2375 Ariel St N, Ste A <br />Saint Paul, MN 55109 The existing building footprint is 1,455 sq. ft. / 25,265 sq. ft.
