DESCRIPTION OF REQUEST: <br />The applicant is requesting a variance from the front yard building setback to allow an addition <br />to be added to the existing garage on site. The applicant is proposing a 25 foot front yard <br />building setback, where 30 feet is required by ordinance. The existing garage currently sits at <br />23.4 feet from the front yard lot line. <br />2. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />All surrounding properties are zoned as R-1 and guided as Very Low Density in the 2040 <br />Comprehensive Land Use Plan. <br />B. Natural Characteristics of Site <br />The property is 0.47 acres and is along Bald Eagle Lake. The property falls within the Shoreland <br />Overlay District, which requires a building setback of 100 feet from the Ordinary High Water <br />(OHW) level of Bald Eagle Lake. The OHW level of Bald Eagle Lake is at 910.64 feet and the <br />proposed garage addition is located 107.3 feet from the OHW level, meeting the ordinance <br />requirements. <br />
