2. PARK DEDICATION: <br />The developer is required to dedicate land, pay a fee, or a combination of land and fee to <br />satisfy park dedication per Sec. 90-324 of the City Code. The applicant is required to <br />dedicate 13% of the developable acres for park land with a density of 6.00- 7.99 units per <br />acre. The developer has indicated that there are 6.7 acres of buildable land in the <br />development. Therefore, the developer is required to dedicate .87 acres of park land. <br />The current park dedication fee is $2,400 per unit. If a fee is preferable, with 44 units, <br />the park dedication fee would be $105,600. <br />The developer is proposing to dedicate land to satisfy the park dedication requirements <br />and to build park amenities in exchange for PUD flexibility. The proposed land <br />dedication of .65 acres satisfies 75% of the requirement. The remaining 25% should be <br />satisfied with payment of the fee at $600 per unit which would total $26,400 with 44 <br />units. <br />3. CONSISTENCY WITH PARK PLAN <br />Parks/ Open Space <br />The developer is proposing to dedicate a park at the southwest corner of the development. <br />The developer is also proposing to construct park amenities including a playground, <br />gazebo with picnic tables, and a "trike track" in exchange for PUD flexibility. This <br />development is in Neighborhood Park Service Area 10 which includes Oneka Lake Park, <br />the Bernin property, and DNR boat launch. Oneka Lake Park is .6 miles distance from <br />the neighborhood. The case could be made that due to the density in the immediate <br />neighborhood, additional park amenities are desirable. The neighborhoods to the south <br />and west would have easy access to the park. <br />Trails <br />The Existing and Proposed Trails Map does not show a trail in the area. However, the <br />developer is showing sidewalks to be constructed along 1501h Street and into the <br />development. This would connect to the existing sidewalk on Generation Avenue to the <br />south and eventually the trail on Oneka Lake Boulevard.
