Below is a comparison of the R-1 zoning code and the requested variance. <br />Item: <br />Requirement: <br />Requested Deviation: <br />Minimum Lot Width per R-1 <br />150 Feet <br />30 feet for Lot 9 <br />36.6 feet for Lot 8 <br />This project will adhere to and match all of the following standards, with no deviation needed: <br />• Development Density =1 acre. (Standard met, no deviation needed.) <br />• Minimum Lot Depth = 250 feet (Standard met, no deviation needed.) <br />• Front Setback = 30 feet (Standard met, no deviation needed.) <br />• Side Yard Setback =10 feet (Standard met, no deviation needed.) <br />• Rear Yard Setback = 50 feet (Standard met, no deviation needed.) <br />• Wetland Setback = 30 feet (Standard met, no deviation needed.) <br />What applications do you expect to apply for? <br />• Would there be a need to rezone? If yes, then we would do so. <br />• Review and consideration of the partnership between city, developer, and neighbors to improve <br />121s' Street North, and construct necessary utilities. <br />• Preliminary Plat Approval. <br />• Final Plat Approval. <br />• Minimum lot width variance for two lots <br />• Are there any other applications needed? <br />This project adjoins 121st Street North, which is one of the few unimproved streets in this <br />neighborhood. It is understood that this street will need to be improved, along with the installation <br />of utilities, in order to develop our parcel. <br />There are existing homes that front and utilize 121st Street. In communicating with these and <br />adjacent neighbors to our property, we have found several have interest in accessing city sewer <br />and/or water as well as having 121st Street paved. It is understood that this improvement project <br />may also provide benefit to said neighboring homes in these ways. We are hoping to collaborate <br />with the City of Hugo to better understand the process and cost sharing/ assessment opportunities <br />that may be associated with this street improvement project. <br />• DRAINAGE CONCERNS FROM NORTHERLY NEIGHBORS: It is understood that there are <br />drainage concerns from the neighboring homes to the north. The proposed layout does lend itself <br />to a pond design on the north end of the project, and it is anticipated that review of the site <br />topography and elevations for the northerly neighboring homes would be taken into consideration <br />with the civil design. <br />What are you asking of the city? What do you want the City to provide feedback on? <br />Provide feedback on the feasibility of approving our project. <br />Provide feedback on the feasibility of city assistance with the improvement of 121st Street and <br />extending municipal services to neighbors <br />
