Below is a comparison of the R-1 zoning code and the requested variance.
Item:
Requirement:
Requested Deviation:
Minimum Lot Width per R-1
150 Feet
30 feet for Lot 9
36.6 feet for Lot 8
This project will adhere to and match all of the following standards, with no deviation needed:
• Development Density =1 acre. (Standard met, no deviation needed.)
• Minimum Lot Depth = 250 feet (Standard met, no deviation needed.)
• Front Setback = 30 feet (Standard met, no deviation needed.)
• Side Yard Setback =10 feet (Standard met, no deviation needed.)
• Rear Yard Setback = 50 feet (Standard met, no deviation needed.)
• Wetland Setback = 30 feet (Standard met, no deviation needed.)
What applications do you expect to apply for?
• Would there be a need to rezone? If yes, then we would do so.
• Review and consideration of the partnership between city, developer, and neighbors to improve
121s' Street North, and construct necessary utilities.
• Preliminary Plat Approval.
• Final Plat Approval.
• Minimum lot width variance for two lots
• Are there any other applications needed?
This project adjoins 121st Street North, which is one of the few unimproved streets in this
neighborhood. It is understood that this street will need to be improved, along with the installation
of utilities, in order to develop our parcel.
There are existing homes that front and utilize 121st Street. In communicating with these and
adjacent neighbors to our property, we have found several have interest in accessing city sewer
and/or water as well as having 121st Street paved. It is understood that this improvement project
may also provide benefit to said neighboring homes in these ways. We are hoping to collaborate
with the City of Hugo to better understand the process and cost sharing/ assessment opportunities
that may be associated with this street improvement project.
• DRAINAGE CONCERNS FROM NORTHERLY NEIGHBORS: It is understood that there are
drainage concerns from the neighboring homes to the north. The proposed layout does lend itself
to a pond design on the north end of the project, and it is anticipated that review of the site
topography and elevations for the northerly neighboring homes would be taken into consideration
with the civil design.
What are you asking of the city? What do you want the City to provide feedback on?
Provide feedback on the feasibility of approving our project.
Provide feedback on the feasibility of city assistance with the improvement of 121st Street and
extending municipal services to neighbors
