Hugo, MN <br />PID 31-031-21-43-0001 <br />On behalf of Dan May and the Drengsons, we are asking for a variance from the minimum lot width <br />requirement as stated in the R-1 Large Lot Single -Family Residential code. The current resident owner of the <br />12165 Everton Ave 5.37 acre property has chosen to subdivide his property into two separate parcels, selling <br />4.37 acres and retaining his home on 1.0 acre. As the buyers, we are seeking to split the 4.37 acres into two 2+ <br />acre lots. However, due to the unique shape and position of the property, and the current owner's desire to retain <br />his home on the acre which fronts Everton Ave, in purchasing the 4.37 acres, we are left with two access points. <br />One point of entry is on the northern boundary where the lot adjoins Everton Ave. with a frontage of 30ft. The <br />second is the southern point of entry where the lot adjoins 121" with a proposed frontage of 36.6ft. <br />Requirement <br />Requested Deviation <br />Minimum Lot Width at Front Setback Line <br />150ft <br />Lot 9: 30ft <br />Lot 8: 36.6ft <br />We recognize the deviations from the standard are significant, however, considering the unique position and <br />accessibility, we have come to find this is the most logical and certainly the most nature -preserving method of <br />access to these lots. In being granted this variation, we aim to maintain the quiet nature of the area and placing <br />only two large parcels on the 4.37 acres. We have, thus far, found this to be agreeable to our adjoining <br />neighbors. <br />It should be noted that there are existing parcels which adjoin our project and do not meet the 150 foot lot width <br />requirement. As a result, we feel this request is not a large departure from what exists within the neighborhood <br />today. <br />Providing Municipal Services <br />In providing the two lots in question with city sewer and water, our plan is to bring water and sewer from <br />Everton Ave to the proposed lot 9. We would then bring water up from 121" street to provide for lot 8. This is <br />shown in the sketch below. <br />
