DESCRIPTION OF REQUEST: <br /> <br />The applicant is requesting approval of a property line adjustment for two City properties located <br />at 6900 137th Street North and 7032 137th Street North. The properties include the existing Hugo <br />Public Works building, Rice Lake Park, and Hanifl Fields Athletic Park. The two properties are <br />50.27 acres and 20 acres and the applicant is proposing to adjust the property lines so that the <br />parcels are 10 and 60.27 acres respectively. The proposed property line adjustment will result in <br />the existing public works facility being on a separate parcel from all fields and park facilities. <br /> <br />2. ANALYSIS: <br /> <br />Section 90-339 of the City’s Comprehensive Land Use Regulations states that, “where adjacent <br />property owners desire to adjust their mutual lot line without creating a new parcel or lot of <br />record, they may request a property line adjustment.” Subd. (2) of this section further states that, <br />“where the adjustment of the property line between two properties retains or causes both <br />properties to be in conformance with the City’s Comprehensive Land Use Regulation, the <br />Zoning Administrator shall provide the application to the City Council for administrative review <br />and consideration.”
