3.Scope of Well Easement. The well easement granted hereunder includes the right <br />of Grantee, its contractors, agents, and employees to enter upon said premises at all reasonable <br />times for the purpose of installation, reinstallation, service and maintenance of the well located in <br />the Exhibit A Well Easement Area <br />4.Obligations to Maintenance and Repair. Grantee shall, at its own expense, <br />maintain the stormwater pond and piping located in the Exhibit A Easement Area. Grantee shall <br />also, at its expense, maintain the well located in the Exhibit A Well Easement Area. <br />5.Warranty of Title. Grantor warrants it is the owner of the property and has the <br />right, title and capacity to convey to Grantee the easement described herein. <br />6. Binding Effect. The terms and conditions of this instrument shall run with the <br />land and be binding on Grantor and its successors and assigns. <br />STATE DEED TAX DUE HEREON: NONE <br />Dated this ____ day of _______________, 2022.
