DESCRPTION OF REQUEST: <br />The applicant is requesting informal comments on a sketch plan for a commercial <br />development on a 0.76 acre parcel for a 4,368 square foot bank with a drive -through. The <br />property is located on the northwest corner of 1471h Street and Highway 61, currently <br />occupied by a residential home. The property is zoned Future Central Business (FCB) <br />and is located in the area of the City where development is guided by the downtown plan <br />and design guidelines. The applicant is proposing to rezone the property to Central <br />Business (C-1) to accommodate a commercial use. The applicant is also proposing a <br />drive -through lane for the commercial business. <br />2. BACKGROUND: <br />Surrounding Land Use and Zoning <br />The properties to the north and west are zoned Future Central Business (FCB) and are <br />occupied by residential homes. The properties to the east across Highway 61 are zoned <br />Central Business (C-1) and are occupied by a commercial uses. The properties to the <br />south are zoned Future Central Business (FCB) and Central Business (C-1) and are <br />occupied by single family homes and a commercial use. <br />Natural Characteristics of the Site <br />The property is currently vacant and is flat and it does not appear to have wetlands on the <br />property. <br />
