DESCRIPTION OF REQUEST: <br />The applicant is seeking approval of an approximately 10,000 square foot addition to the existing <br />Oneka Elementary School located at 4888 Heritage Parkway North. <br />2. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The properties to the north, west, east, and south are zoned PUD and are part of the Waters Edge <br />residential development. The underlying land use is Public/Quasi-Public. <br />B. Natural Characteristics of Site <br />The site is 22.8 acres, however, in total the White Bear Lake School District owns approximately <br />40 acres where the school is located. The property consists of the existing elementary school and <br />associated fields and parking. The property has a significant amount of wetlands on site. <br />
