Oneka Elementary School Addition <br />Page 3 <br />Landscaping <br />The landscape plan exceeds the ordinance requirements. The applicant has existing landscaping <br />on site and is proposing an additional 18 trees be planted around the proposed addition and <br />sidewalk system. <br />Building Materials <br />The addition is proposed to be constructed primarily of brick to match the existing materials on <br />site. The applicant has also proposed a pitched roof line to match the existing architectural <br />elements on site. Staff finds that the proposed building materials are of high quality. <br />The applicant has not submitted a material sample board. Staff approval of a material sample <br />board is required prior to issuance of a building material to ensure materials and colors will be <br />cohesive throughout the building. <br />Signage <br />Signage is not being proposed with this addition. Any future signage will be reviewed and <br />approved by the staff at a later date, but is subject to ordinance requirements. <br />Grading/Drainage <br />The applicant is proposing grading around the building addition that will blend into the <br />surrounding topography. Additional grading is proposed along the parking lot addition on the <br />north side of the site. <br />The applicant is proposing a biofiltration basin to meet the rate control and water quality <br />requirements for the additional proposed impervious surface on site. Comments on the drainage <br />design have been provided to the applicant and all redlined comments shall be addressed prior to <br />the issuance of a building permit. <br />Wetlands <br />The applicant is proposing to impact approximately 10,800 square feet of wetlands. The <br />applicant has applied for a wetland sequencing and replacement plan and must receive approval <br />from the Technical Evaluation Panel prior to issuance of a building permit. <br />Utilities <br />The existing building is connected to City sewer and water, however, the applicant is proposing <br />to reroute the water service around the building addition and provide a new stub to service it. <br />Additionally, the applicant is connecting to the existing sanitary sewer service by constructing a <br />manhole. All water and sanitary service construction work will be outside of the City right of <br />way and will take place on private property. <br />
