RESOLUTION 2022-XX <br />APPROVING A SITE PLAN REQUEST FROM WHITE BEAR LAKE AREA <br />SCHOOLS TO ALLOW AN ADDITION ON THE EXISTING ONEKA <br />ELEMENTARY SCHOOL LOCATED AT 4888 HERITAGE PARKWAY <br />NORTH. <br />WHEREAS, White Bear Lake Area Schools has requested site plan approval for an <br />approximately 10,000 square foot addition to be constructed on to the existing elementary <br />school on property located at 4888 Heritage Parkway North that is legally described as <br />follows: <br />See attached. <br />WHEREAS, the Planning Commission has reviewed said site plan on April 28, 2022, and <br />recommends approval subject to the conditions listed in this resolution. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan for White Bear Lake Area Schools with the following findings: <br />1. A site plan is approved to allow construction of an approximately 10,000 square foot <br />square foot addition with the plans dated March 4, 2022. <br />2. The applicant shall obtain all necessary local, state, and federal permits. <br />Prior to Building Permit Approval: <br />3. All items on the Engineer's memo and "red -line" detailed engineering comments that <br />have been sent directly to the applicant's engineer dated April 22, 2022, shall be <br />addressed. <br />4. The applicant shall receive TEP approval for all wetland impacts. <br />5. The applicant shall submit the final building material sample board to be reviewed <br />and approved by staff. <br />Prior to issuance of a Certificate of Occupancy: <br />6. A final landscaping and lighting plan shall be reviewed and approved by staff and all <br />required landscaping shall be fully installed. <br />7. Drainage and utility easements shall be dedicated to the City over the stormwater <br />management facilities and applicable utilities. <br />8. A maintenance agreement for the stormwater management facilities shall be recorded <br />against the property. <br />
