PLANNING COMMISSION UPDATE: <br /> <br />At its May 26, 2022, meeting the Planning Commission held a public hearing and considered the <br />request. Staff recommended approval of the request. There was no one that spoke during the <br />public hearing. The Planning Commission agreed that the request met the requirements necessary <br />to approve the lot split. The Planning Commission unanimously recommended approval of the <br />lot spilt to the City Council, subject to the conditions listed in the resolution. <br /> <br />2. DESCRIPTION OF REQUEST: <br /> <br />The applicant is requesting approval of a lot split to create two lots out of a 1.23 acre lot. The <br />proposed lots are 0.73 acres and 0.50 acres. <br /> <br />3. CONTEXT: <br /> <br />A. Surrounding Land Use and Zoning <br /> <br />The properties to the west, south, and east are zoned as R-3 and guided as Low Density <br />Residential in the 2040 Land Use Plan. The property to the north is zoned Central Business <br />District (C-1) and guided at Mixed Use. The existing property was platted with the Oneka Estates <br />residential development. <br /> <br />B. Natural Characteristics of Site <br /> <br />The property is generally flat and does not contain any wetlands.
