The preliminary phasing plan is generally approved per plans dated October 21, <br />2022, revised May 4, 2022. Any major revisions to the phasing plan shall require <br />PUD amendment. Minor modifications shall be reviewed and approved by staff. <br />a. Phase 1 shall include: <br />i. Permit shall be issued by MnDOT for construction of the <br />roundabout at 159th Street and Highway 61. <br />ii. Start of construction of the roundabout at 159m Street and Highway <br />61. <br />iii. The developer is responsible for the cost and construction of the <br />roundabout at 159th Street and Highway 61. The Letter of Credit <br />for Phase 1 shall include the costs for construction of the <br />roundabout. <br />b. Phase 2 shall include: <br />i. The roundabout at 159th Street and Highway 61 shall be <br />constructed and functioning, with the first layer of bituminous, <br />prior to issuance of a building permit for the 1 st building. <br />I Park improvements: <br />1. An 8' bituminous trail, boardwalk, and landscaping shall be <br />installed within all of Outlot G that is in phase 2. Final <br />location of the trail and boardwalk shall be reviewed and <br />approved by staff prior to installation. This shall be <br />constructed by and paid for by the developer. <br />2. The trail locations and trail connections to the parks to the <br />south and the connections to the development shall be <br />reviewed and approved by staff. <br />3. Connections to the parks and development shall be <br />installed. <br />c. Phase 3 shall include: <br />i. Park improvements: <br />1. The remaining 8' bituminous trail, boardwalk, and <br />landscaping shall be installed within all of Outlot G. Final <br />location of the trail and boardwalk shall be reviewed and <br />
