RESOLUTION 2022-62 <br /> APPROVING A SITE PLAN FOR A COMMERCIAL USE ON PROPERTY LOCATED AT <br /> 5616 147t' STREET NORTH <br /> WHEREAS, Premier Banks has requested approval of a site plan to allow construction of a commercial <br /> business with a foot print of approximately 4,500 square feet on the property located at 5616 147t' Street <br /> North and legally described as follows: <br /> See Attachment. <br /> WHEREAS, the Planning Commission has reviewed the site plan at a duly called a Public Hearing on <br /> September 22, 2022, and recommends approval; <br /> NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br /> HUGO, MINNESOTA, that it should and hereby does approve the request by Premier Banks for a site <br /> plan, subject to the following conditions: <br /> 1. A site plan is approved for an approximately 4,500 square foot commercial building, in accordance <br /> with the application received by the City on August 5, 2022, Augusf 31, 2022 and September 11, <br /> 2022, except as amended by this resolution. <br /> 2. The site plan is subject to approval of a conditional use permit (Resolution #2022-61) and variance <br /> (Resolutions#2022-63 and#2022-64) <br /> 3. A sign permit is required for all signs. The sign permit application shall be reviewed and approved <br /> by City staff prior to installation. <br /> 4. The existing trees on the north property line shall remain in place. <br /> 5. The use in the tenant space shall be reviewed by staff to ensure the parking spaces meet ordinance <br /> standards. <br /> 6. Prior to issuance of building permits,the developer must comply with the following conditions: <br /> a. The applicant shall comply with all conditions from the City Engineer's memo dated <br /> September 15, 2022, and additional redlined comments provided to the applicant's <br /> engineer. <br /> b. The developer shall obtain all necessary local, state, and federal permits. <br /> Architecture <br /> a. The applicant shall submit building material and glass samples for review and approval by city <br /> staff. <br /> b. The roof drainage system that shall be integrated into the building design and shall be reviewed <br /> and approved by staff. <br /> Landscaping/lighting <br />
