We <br />have reviewed the following information related to this application: <br /> <br />• The Preliminary Plat Plans dated April 8, 2022 (received June 9th) by RFC Engineering, <br />Inc. <br />• Stormwater Report dated June 9, 2022 by RFC Engineering, Inc. <br /> <br />Based on the review of the documents, we offer the following Engineering comments related to <br />this application: <br /> <br />General/Access <br /> <br />1. The subject property is located west of Goodview Avenue south of 135th Street. <br />2. Access will occur from Goodview Avenue and two existing stub streets located off of 135th <br />Street in Birch Tree Ponds. <br />3. The applicant has provided ROW along Goodview Avenue and trail easement to <br />accommodate a future trail along the west side of Goodview Avenue, consistent with the <br />Comprehensive Plan. <br />4. The applicant will be responsible to place in escrow, money to cover future costs of trail and <br />conversion of Goodview Avenue to an urban section, along the length of their property <br />adjacent to Goodview Avenue. This will be documented in the development agreement. <br />5. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br /> <br />Utility Plan <br /> <br />6. Watermain is proposed to be extended south from the Birch Tree Ponds development from <br />existing stubs extending from 135th Street. Watermain will be installed to the street limits but <br />is not proposed to be extended further. <br />7. Sanitary sewer is proposed to be extended south from the Birch Tree Ponds development <br />from existing stubs extending south from 135th Street. Both current stubs are 10” pipe but will <br />be reduced to 8’ throughout the development and are not proposed to be extended beyond <br />the current development limits. Adjacent areas are served from different sewer service <br />districts. <br /> <br />Stormwater Management/Wetlands <br /> <br />8. The site is proposing water quality requirements primarily through water reuse for onsite <br />irrigation. The remaining water quality required will be provided by the stormwater ponds
