<br /> <br />Meadows at Hugo 2nd Addition 17 <br />EXHIBIT B <br /> <br />APPROVAL CONDITIONS <br /> <br />1. A final plat is approved to allow the creation of 39 single family lots in accordance with the <br />application and plans received on June 15, 2022, except as amended by this resolution. <br /> <br />2. The development shall substantially comply with all plans and conditions of the preliminary <br />plat and PUD approval granted by the City Council on March 1, 2021. <br /> <br />3. Development standards shall comply with Resolution 2021-09, 2021-10, and 2021-11. <br /> <br />4. The developer must comply with all conditions outlined in the City Engineer’s memo dated <br />August 10, 2022, and all red-lined comments provided to the applicant. <br /> <br />5. Outlot use and ownership: <br /> <br />a. Outlots A, B, and C are proposed for wetlands and stormwater management. The <br />outlots are not buildable and shall be deeded to the City at the time the plat is <br />recorded. <br /> <br />6. Any signs installed on the property are required to gain sign permit approval through the City. <br /> <br />7. Prior to the release of the final plat for recording, the developer shall comply with the following <br />conditions: <br /> <br />a. The Final Plat shall be revised to include drainage and utility easements over all <br />outlots. <br /> <br />b. The development covenants shall be reviewed and approved by staff. <br /> <br />c. The final landscape plans must be submitted for review and approval by staff. <br /> <br />d. Exact locations and types of fixtures of the street lights shall be reviewed and <br />approved by staff. <br /> <br />e. The developer shall obtain all necessary stormwater management and WCA <br />permits from the City. <br /> <br />f. The developer shall obtain all necessary local, state, and federal permits. <br />
