In particular, we have reviewed the following plans related to this particular request: <br />• Civil Plan Sheets dated 3/18/22 by SRF <br />• Stormwater Management Report dated 3/18/22 by SRF Based on the review of the above documents, we offer the following comments related to this application: <br />Grading, Street, and Utility Plans 1. The site is proposed to maintain the current access from Forest Boulevard/US Hwy 61 at 146th Street. 2. Any impact to traffic or the state right of way as part of construction will need to be coordinated with, permitted, and approved by MNDOT. 3. Water service to the site will be achieved by connecting to the watermain at the south end of Fondant Avenue and looping it through the site and connecting to the existing watermain on the east side of Forest Boulevard/US HWY 61 4. Sanitary sewer service to the site will involve rerouting the existing sanitary sewer mains that run from the north and south of the site and connecting to the existing sanitary sewer manhole on the east side of Forest Boulevard/ US Hwy 61 to accommodate the selected building locations. 5. Detailed redline comments have been provided on the plans and sent to the applicants engineer so they can be addressed in future submittals. 6. The existing drainage and utility easement for the sanitary sewer will require vacation, with new drainage and utility easements placed for the looped watermain and the relocated sanitary sewer.
