PROPERTY DESCRIPTION FOR TRACT 1 <br />That part of the Southwest Quarter of the Southeast Quarter and the Southeast Quarter of the Southwest <br />Quarter of Section 17, Township 31, Range 21, Washington County, Minnesota, described as: <br />Beginning at the southwest corner of said Southwest Quarter of the Southeast Quarter of Section <br />17; thence on an assumed bearing of North 89 degrees 56 minutes 59 seconds East, along the <br />south line of said Southwest Quarter of the Southeast Quarter, a distance of 1320.21 feet to the <br />southeast corner of said Southwest Quarter of the Southeast Quarter; thence North 0 degrees 12 <br />minutes 56 seconds East, along the east line of said Southwest Quarter of the Southeast Quarter, <br />a distance of 668.62 feet to the point of beginning of a line hereinafter referred to as Line A; <br />thence North 89 degrees 48 minutes 31 seconds West, a distance of 1639.91 feet to the easterly <br />right of way line of US Highway No. 61, as shown on Washington County Right Of Way Plat No. <br />181 - Hardwood Creek Trail, also known as Forest Boulevard North, and said Line A there <br />terminating; thence South 11 degrees 50 minutes 49 seconds West, along said easterly right of <br />way line of US Highway No. 61, a distance of 186.82 feet to an angle point in said easterly right of <br />way of US Highway No. 61; thence South 11 degrees 51 minutes 50 seconds West, along said <br />easterly right of way line of US Highway No. 61, a distance of 504.16 feet to the south line of said <br />Southeast Quarter of the Southwest Quarter; thence North 89 degrees 52 minutes 39 seconds <br />East, along said south line of the Southeast Quarter of the Southwest Quarter, a distance of 459.20 <br />feet to the point of beginning. <br />Together with that part of said Southwest Quarter of the Southeast Quarter described as <br />beginning at said point of beginning of Line A; thence North 0 degrees 12 minutes 56 seconds <br />East, along said east line of the Southwest Quarter of the Southeast Quarter, a distance of 3.86 <br />feet to the easterly extension of the south line of Husnik Industrial Park, according to the recorded <br />plat thereof, said Washington County; thence North 89 degrees 55 minutes 07 seconds West, <br />along said easterly extension of the south line of Husnik Industrial Park and the south line of said <br />Husnik Industrial Park, a distance of 1264.35 feet to the southwest corner of said Husnik Industrial <br />Park; thence South 00 degrees 34 minutes 32 seconds West, along the southerly extension of the <br />most westerly line of said Husnik Industrial Park, a distance of 1.43 feet to said Line A; thence <br />South 89 degrees 48 minutes 31 seconds East, along said Line A, a distance of 1264.36 feet to the <br />point of beginning of said Line A. <br />Which lies northerly of a line described as commencing at said southeast corner of the Southwest Quarter <br />of the Southeast Quarter of Section 17; thence North 0 degrees 12 minutes 56 seconds East, along said <br />east line of the Southwest Quarter of the Southeast Quarter, a distance of 510.14 feet to the point of <br />beginning of the line to be described; thence North 89 degrees 48 minutes 31 seconds West 1672.53 feet <br />to said easterly right of way line of US Highway No. 61 and said line there terminating. <br /> <br />PROPERTY DESCRIPTION FOR TRACT 3 <br />That part of the Southeast Quarter of the Southwest Quarter and the Southwest Quarter of the Southeast <br />Quarter of Section 17, Township 31, Range 21, Washington County, Minnesota, lying northerly of Line A <br />described below; westerly of the most westerly line of Husnik Industrial Park, according to the recorded
