Resolution 2022-91 <br /> Page 3 <br /> 11. Prior to the release of the final plat for recording,the developer shall comply with the <br /> following conditions. <br /> a. The developer shall comply with the City standards for street lighting <br /> within the public right-of-way. The street lights shall be a decorative style <br /> light. <br /> a. The developer shall comply with all conditions in the City Engineer's <br /> letter dated December 1, 2022, and red-lined comments provided to the <br /> developer. <br /> b. The development shall comply with the Fire Chief s requirements <br /> regarding fire flow calculations, the location of fire hydrants, fire <br /> department connections, and fire lane signage. <br /> c. The developer shall obtain all necessary stormwater management and <br /> WCA permits from the City. <br /> d. The development shall obtain the necessary permits from the Army Corp <br /> of Engineers for the wetland replacement plan. <br /> e. The developer shall obtain all necessary local, state, and federal permits. <br /> f A stormwater reuse agreement shall be reviewed and approved by staff <br /> and recorded at Washington County. <br /> g. The Homeowners Association (HOA) documents for review and approval <br /> by staff. <br /> h. The City's development fees will apply to this project. The fee amounts <br /> will be calculated and included as part of the Development Agreement. A <br /> development agreement shall be executed and all fees shall be paid. <br /> i. A formula has been developed to determine the amount that the water <br /> trunk fee can be reduced based on the water reuse system, which results in <br /> a 35% reduction in the trunk fee. This provision will be included in the <br /> development agreement for each phase. <br /> 12. Prior to the issuance of building permits, the developer shall comply with the <br /> following conditions. <br /> a. The applicant shall record the final plat, development agreement and all <br /> other documentation at Washington County and provide the City with <br /> proof of recording. <br />
