43 | P a g e <br /> <br />Appeals Process: What are the options? <br /> <br /> <br />Appeal to your Local Board of Appeal & Equalization (LBAE) or attend one of four <br />regional Open Book meetings (meeting times & locations are listed on your valuation <br />notice). <br />Appeal in person, by letter, or by designated representative. <br />If your appeal is not addressed to your satisfaction, or you and the County staff <br />cannot agree to a change in valuation or classification, continue to the next step. <br />Appeal to the Washington County Board of Appeal & Equalization (CBAE). <br />You must have first appealed to your LBAE (unless your property is in an Open <br />Book community) Check your valuation notice to verify. <br />The CBAE meets in June - Call the Assessor’s Office at 651-430-6175 by May 3, <br />2023, to make an appointment. <br />If you still do not feel your concerns have been addressed to your satisfaction, <br />you may next appeal to the Minnesota Tax Court. <br /> <br />Appeal in the Minnesota Tax Court <br />Appeals may be filed up until April 30th of the year when the taxes are due. <br />The Tax Court can be contacted at 651-539-3260 for more information on procedures, forms, <br />and filing fees. <br />Regular Division <br />Can be used for any property type <br />Must be used for property assessed <br />> $300,000 <br />Can be appealed to the Supreme <br />Court <br />Small Claims Division <br />All homestead property <br /> 1 unit/parcel/petition <br />Homestead classifications <br />Assessed < $300,000 <br />All decisions are final <br />First Contact the County Assessor’s Office or your Local Assessor 651-430-6175. <br />Discuss your concerns with the assessor or an appraiser. <br />Compare values of neighboring or similar properties. <br />Review local comparable sales information. <br />If you and your assessor or the County staff do not agree, continue below: <br /> Appeal directly to Tax Court (One-Step Appeal)
