<br />Rice Lake Reserve 3rd Addition 17 <br /> <br />EXHIBIT B <br /> <br />APPROVAL CONDITIONS <br /> <br /> <br />1. The final plat is approved to allow the creation of 20 single family lots, in accordance with <br />the plans and application received by the City on February 28, 2023, March 1, 2023, March <br />3, 2023, and March 28, 2023, except as amended by this resolution. <br /> <br />2. The development shall substantially comply with all plans and conditions of the PUD and <br />preliminary plat approval granted by the City on January 6, 2020. <br /> <br />3. Development standards shall comply with Resolution 2020-8 and 2020-9, as amended. <br /> <br />4. The developer shall comply with all conditions outlined in the City Engineer’s memo dated <br />April 27. 2023, and revisions required in “redlined” comments from the City Engineer. <br /> <br />5. The plans shall be revised to include the following items: <br />a) Grading outside of the plat for road construction. <br />b) An 8 foot wide trail along the north side of CSAH 8 <br />c) Removal of the “ghost plat” areas <br /> <br />6. The portion of the plans labeled “ghost plat” are not part of this approval. <br /> <br />7. The developer shall design and install a stormwater re-use system for irrigation of the <br />individual lots. <br /> <br />8. The developer shall establish a property owners association for the development to <br />own/operate/maintain common elements, landscaping, and the water re-use system. The <br />property owner’s association documents shall be reviewed and approved by staff prior to <br />recording the plat. <br /> <br />9. The plat shall comply with the City’s street naming system. <br /> <br />10. The landscaping planned for the plat shall be installed in one phase. The developer shall <br />take proper precautions to protect the trees as the homes are being built. <br /> <br />11. Each home shall include a minimum of 2 parking spaces within the driveway. The <br />driveway widths shall be a maximum of 24 feet at the right of way line. <br /> <br />12. Staff will continue to work with the applicant on the street lighting plan. Exact locations of
