A 10.00 foot wide easement for public drainage and utility purposes over, under and across Lot <br />1, Block 1, HUGO GARDENS, according to the recorded plat thereof, Washington County, <br />Minnesota. The southeasterly line of said easement is described as follows: <br /> <br />Commencing at the East Quarter Corner of Section 19, Township 31, Range 21, <br />Washington County, Minnesota; thence northerly along the east line of said Section <br />19 on an assumed bearing of North 00 degrees 23 minutes 48 seconds East for 445.34 <br />feet; thence North 73 degrees 23 minutes 12 seconds West along the easterly <br />extension of a southerly line of said Lot 1 for 98.87 feet to a corner in the southerly <br />line of said Lot 1; thence North 50 degrees 00 minutes 00 seconds East for 37.43 feet <br />along said southerly line to the southeasterly extension of a southwesterly line of the <br />Drainage and Utility Easement as dedicated in said HUGO GARDENS; thence North 39 <br />degrees 35 minutes 00 seconds West along said extension for 10.00 feet to a <br />northwesterly line of said Drainage and Utility Easement, and the point of beginning <br />of the southeasterly line to be described; thence southwesterly along said <br />northwesterly line for 32.12 feet to a northerly line of said Drainage and Utility <br />Easement, and said described line there terminating. <br /> <br />The northwesterly line of said public drainage and utility easement shall be shortened or <br />prolonged to begin on said southwesterly line of said Drainage and Utility Easement and <br />terminate on said northerly line of said Drainage and Utility Easement. <br /> <br /> <br />Together with an easement for public drainage and utility purposes over, under and across Lot <br />1, Block 1, HUGO GARDENS, according to the recorded plat thereof, Washington County, <br />Minnesota. Said easement is described as follows: <br /> <br />Commencing at the point of reverse curvature in the easterly line of said Lot 1, thence <br />southerly along said easterly line for 140.87 feet to the easterly extension of a <br />northerly line of the Drainage and Utility Easement as dedicated in said HUGO <br />GARDENS; thence on an assumed bearing of North 89 degrees 52 minutes 18 seconds <br />West along said easterly extension and said northerly line for 61.10 feet to an angle <br />point in said northerly line and the point of beginning of the easement to be <br />described; thence North 01 degree 06 minutes 29 seconds West along said northerly <br />line for 17.30 feet to an angle point in said northerly line; thence South 89 degrees 57 <br />minutes 22 seconds East for 43.76 feet to a non-tangential curve drawn concentric <br />with and distant 10.00 feet westerly from said easterly line, as measured normal to <br />said easterly line, thence southeasterly along said curve for 18.78 feet to said <br />northerly line; thence westerly along said northerly line to the point of beginning and <br />said easement there terminating.
