RESOLUTION 2023-17 <br /> APPROVING A FINAL PLAT AND DEVELOPMENT AGREEMENT FOR S & S REAL <br /> ESTATE HOLDINGS,LLC,LLC FOR ADELAIDE LANDING 8th ADDITION <br /> WHEREAS, S & S Real Estate Holdings, LLC,has requested approval of a final plat for the <br /> property legally described as follows: <br /> Lot 1,Block 12, Adelaide Landing <br /> WHEREAS, the Planning Commission has reviewed the preliminary plat and PUD at a duly <br /> called public hearing and recommended approval of the preliminary plat and PUD; and <br /> WHEREAS,the City Council approved the preliminary plat and PUD at its meeting on May 1, <br /> 2017. <br /> NOW, THEREFORE, BE IT HEREBY RESOVLED BY THE CITY COUNCIL OF THE CITY <br /> OF HUGO, MINNESOTA, that it should and hereby does approve the request by S & S Real <br /> Estate Holdings, LLC, for a final plat, subject to the following conditions: <br /> 1. The final plat is approved to allow the creation of 1 single family lot, in accordance with <br /> the plans and application received by the City on June 21, 2023, and, except as amended <br /> by this resolution. <br /> 2. The development shall substantially comply with all plans and conditions of the PUD and <br /> preliminary plat approval granted by the City on May 1,2017 and PUD Amendment on <br /> May 6, 2019 and January 6, 2020. <br /> 3. Development standards shall comply with Resolution 2017-10, 2017-11, 2019-21, and <br /> 2020-3, as amended. <br /> 4. The developer shall comply with all conditions outlined in the City Engineer's memo <br /> dated July 6, 2023, and revisions required in "redlined" comments from the City <br /> Engineer. <br /> 5. The developer shall design and install a stormwater re-use system for irrigation of the <br /> individual lots. <br /> 6. The developer shall establish a property owners association for the development to + <br /> own/operate/maintain common elements, landscaping, and the water re-use system. All <br /> landscaping within the right-of-way in the street islands is to be installed by the developer <br /> and maintained by the property owners association. The property owners association <br /> documents shall be reviewed and approved by staff prior to recording the plat. <br /> 7. The landscaping planned for the plat shall be installed in one phase. The developer shall <br /> take proper precautions to protect the trees as the homes are being built. <br />
