Resolution 2023-____ <br />Adelaide Landing 7th Addition Final Plat and Development Agreement <br /> <br />8. Each home shall include a minimum of 2 parking spaces within the driveway. The <br />driveway widths shall be a maximum of 24 feet at the right of way line. <br /> <br />9. Staff will continue to work with the applicant on the street lighting plan. Exact locations <br />of the street lights shall be reviewed and approved by staff prior to installation. <br /> <br />10. The developer shall obtain all necessary local, state, and federal permits. <br /> <br />11. Prior to recording the final plat: <br /> <br />a) The developer must obtain all necessary stormwater management and wetland <br />conservation act (WCA) permits from the City and other agencies. <br /> <br />b) The developer shall pay $6,768 ($1,128 per unit) in full to satisfy the required cash in <br />lieu of parkland dedication requirement. <br /> <br />c) The developer shall pay the sewer and water trunk fees for each lot at final plat. The <br />City’s SAC and WAC fees will be paid at the time building permits issued. <br /> <br />d) The developer shall enter into a development agreement, shall agree to complete all <br />improvements, and pay all fees as required by the agreement. <br /> <br />e) The grading plan shall be reviewed and approved by the City Engineer. <br /> <br />12. Prior to the issuance of building permits: <br /> <br />f) The applicant shall file the final plat, development agreement and associated <br />documents with Washington County. Proof of recording shall be provided to the City. <br /> <br />g) The applicant shall submit three full sets of approved final plans to the City. <br /> <br />h) If a sales trailer is located in the property, a site plan and building elevations shall be <br />submitted for City review and approval <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
