<br />Adelaide Landing 7th Addition 17 <br /> <br />EXHIBIT B <br /> <br />APPROVAL CONDITIONS <br /> <br /> <br />1. The final plat is approved to allow the creation of 6 single family lots, in accordance with <br />the plans and application received by the City on April 21, 2023, and June 21, 2023, and, <br />except as amended by this resolution. <br />2. The development shall substantially comply with all plans and conditions of the PUD and <br />preliminary plat approval granted by the City on May 1, 2017 and PUD Amendment on <br />May 6, 2019 and January 6, 2020. <br />3. Development standards shall comply with Resolution 2017-10, 2017-11, 2019-21, and <br />2020-3, as amended. <br />4. The developer shall comply with all conditions outlined in the City Engineer’s memo <br />dated July 6, 2023, and revisions required in “redlined” comments from the City <br />Engineer. <br />5. The developer shall design and install a stormwater re-use system for irrigation of the <br />individual lots. <br />6. The developer shall establish a property owners association for the development to <br />own/operate/maintain common elements, landscaping, and the water re-use system. All <br />landscaping within the right-of-way in the street islands is to be installed by the developer <br />and maintained by the property owners association. The property owners association <br />documents shall be reviewed and approved by staff prior to recording the plat. <br />7. The landscaping planned for the plat shall be installed in one phase. The developer shall <br />take proper precautions to protect the trees as the homes are being built. <br />8. Each home shall include a minimum of 2 parking spaces within the driveway. The <br />driveway widths shall be a maximum of 24 feet at the right of way line. <br />9. Staff will continue to work with the applicant on the street lighting plan. Exact locations <br />of the street lights shall be reviewed and approved by staff prior to installation. <br />10. The developer shall obtain all necessary local, state, and federal permits.
