Final Plat and Development Agreement <br />for Watercrest of Hugo and Watercrest of Hugo 2nd Addition (Formally Goodview <br />Estates) <br />DATE: February 1, 2024, for the City Council Meeting of February 5, 2024 <br />1.PROPOSED MOTION: <br />Move to approve the resolution approving the final plat and development agreement for <br />Watercrest of Hugo and Watercrest of Hugo 2nd Addition. Approval of the Final Plats requires a <br />3/5 vote of the City Council. <br />2.DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a final plat in order to plat 30 lots on the parcel located <br />west of Goodview Avenue and south of Egg Lake Road (CSAH 8) as phase one of the <br />Watercrest of Hugo development. <br />The applicant is also requesting approval of a final plat in order to plat 29 lots as phase two of the <br />Watercrest of Hugo development. <br />The City Council reviewed the preliminary plat for Goodview Estates at its August 1, 2022, <br />meeting. The lots meet the minimum lot standards and requirements outlined in the regulations <br />the Single Family Detached Residential (R-3) zoning district. The final plats will have the new <br />name Watercrest of Hugo. <br />The park dedication requirement will be met by fee for a total of $102,000 ($3,400 per unit) for <br />the first phase and $98,600 for the second phase.. <br />4.RECOMMENDATION:
