11. Garbage, trash, rubbish, and refuse shall be kept in sanitary closed containers so as not to be visible to <br />the public within the demised area. All trash shall be properly bagged or contained. <br />12.Tenant assumes full responsibility for protecting its space from theft, robbery and pilferage, which <br />includes keeping doors locked and other means of entry to Property closed and secured. <br />Tenant shall keep the Property free and clear of liens, claims, judgments and encumbrances. <br />Violation of these rules, or any amendments thereof or additions thereto, may be considered a default of <br />Tenant’s lease and shall be sufficient cause for termination of this Lease at the option of Landlord. Landlord <br />reserves the right to rescind any of these Rules and Regulations and make such other and further rules and <br />regulations not inconsistent with the express terms of the lease as in the judgment of Landlord shall from time <br />to time be needed for the safety, protection, care, and cleanliness of Property, the operation thereof, the <br />preservation of good order therein, and the protection and comfort of its tenants, their agents, employees, and <br />invitees, which Rules and Regulations when made and notice thereof given to a tenant shall be binding upon <br />him in like manner as if originally herein prescribed. In the event of any conflict, inconsistency, or other <br />difference between the terms and provisions of these Rules and Regulations, as now or hereafter in effect, and <br />the terms and provisions of the Lease to which these Rules and Regulations are attached, the Lease shall <br />control. <br />Page 33 of 89
