RESOLUTION 2022- <br /> <br />APPROVING PUD GENERAL PLAN FOR M/I HOMES MINNEAPOLIS/ ST. <br />PAUL, LLC, FOR “THE SHORES OF ONEKA LAKE” ON PROPERTY <br />LOCATED EAST OF HIGHWAY 61 AND NORTH GOODVIEW AVENUE <br />NORTH <br /> <br /> <br />WHEREAS, M/I Homes Minneapolis/St. Paul. LLC, has requested approval of a PUD <br />general plan to allow approximately 218 residential lots and 10 outlots on the 131.66 acre <br />property legally described as follows: <br /> <br />(See Attached) <br /> <br />WHEREAS, the Planning Commission has reviewed the PUD general plan at a duly <br />called Public Hearing and recommends approval, and; <br /> <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by M/I Homes Minneapolis/St. Paul. LLC, subject to the following conditions: <br /> <br />1. A PUD general plan is approved to allow the creation of 218 residential lots and 10 <br />outlots. The development shall be constructed in accordance with the application and <br />plans received by the City on October 22, 2022, April 5, 2022, April 19, 2022, April <br />28, 2022, and May 4, 2022 except as amended by this resolution. <br /> <br />2. Approval is contingent upon City Council approval of the requested rezoning of the <br />131.66 acre property and preliminary plat. <br /> <br />3. The PUD general plan is approved based on the finding that the proposed project is <br />consistent with the City’s Comprehensive Plan. <br /> <br />4. The developer shall comply with all conditions in the City Engineer’s letter dated <br />May 4, 2022 <br /> <br />5. PUD flexibility is granted to allow: <br />a. Flexibility to allow various lot sized with a minimum lot size of 5,417 square feet, <br />where 10,400 square feet is required. <br />b. Flexibility to allow various lot width with a minimum lot width of 52 feet, were <br />80 feet is required by ordinance. <br />c. Flexibility to allow a minimum front setback of 25 feet, where 30 feet is required. <br />d. Flexibility to allow various setbacks with a minimum side yard setback of 6 feet, <br />where 10 feet is required. <br />e. Flexibility to allow a maximum impervious coverage of a lot to be 60% , where <br />50% is required. <br />f. Flexibility from the shoreland overlay district regulations as below:
