Shores of Oneka Lake Planned Unit Development Preliminary Plat Submittal <br /> to the width expansion of greenway corridors, conservation of wooded areas, development <br /> of buffer areas, reduction of impervious surface, and utilization of joint facilities and utilities. <br /> Comment:As previously mentioned, the development preserves a majority of the wetlands on <br /> the site, requiring less than an acre of wetland fill. Additionally,the site preserves the natural <br /> buffer on the south and west side of the development and open space along the lake. <br /> (6) Maintenance or improvement for the efficiency of public streets and utilities. <br /> Comment:As stated,the development will result in the construction of a roundabout on <br /> Forest Boulevard North. Additionally, a 1 2-inch watermain connection will be <br /> provided from the development underneath Highway 61 to connect to the west with a <br /> casement pipe underneath Highway 61. There is also a proposed minor collector road <br /> that would connect to future development to the north. <br /> (7) Establishment of appropriate transitions between differing land uses. <br /> Comment: The property is surrounded by single family homes to the south, and the <br /> development will provide a buffer between these single-family homes and twinhomes within <br /> the development. Industrial uses are to the west, which will be buffered with existing <br /> vegetation. The property to the north is vacant agricultural land, and there is a buffer <br /> between the development and the lake. <br /> Page 10 <br />
